EQUITY LENDING OPPORTUNITY
Riverwards Group ("RWG") is always seeking equity lending partners in our projects. We are in the process of researching and developing lending structures for our company as a whole. Presently, we are operating with a simple lending plan that offers an investor to be part of one or multiple projects in return for a percentage Return On Investment (ROI). This plan has been used on all of our current and recent projects with great success.
STUCTURE OF THE LOAN
RWG is continously seeking new land and properties. When we find a project that fits our vision and model, we place an offer and negotiate the transaction. When an agreement of sale is finalized, a financing package with our lending institutions is finalized. We establish a construction budget and a Term Sheet with the lender is prepared. Current terms require that RWG provide 20% borrower equity for the land and construction loan. This amount varies from project to project depending on the land purchase amount and the cost to the complete work. Equity Lending packages are prepared and will be sent out. Lenders are given the opportunity to provide all or a portion of the equity financing.
Lenders will be providing equity for one specific project and not in our company, therefore your risk is isolated to one particular project. All budgets, costs, plans and approvals, as well as an inital property walk will be provided for you. Should you decide to proceed on a project, your loan will be deposited with a Title Company specifically for one project and will not be used for any other.
Equity Lenders will receive their payback and return at time of third party closing on the property (when we sell to a home buyer). You will be in second position for payback, the lending institution is always first. In other words, when we sell a property, the Bank gets paid back all of it's amount due, the equity lender then gets paid back and finally RWG receives the remaining amount. Simply, we do not see any money until you are paid.
Your loan will be secured by an Equity Agreement ("Note"). The details of the note vary from project to project, but the standard framework is consistent. Final details of the note will be negotiated prior to any commitment of your funds.

Your loan is guaranteed to be paid in full even if the project is completed and sold in a shorter time then foretasted.
EXAMPLE: A project cost $100,000 to purchase (including interest and closing costs) and $100,000 to construct [$200,000 TOTAL cost]. The Bank is requiring $40,000 (20%) deposit as borrower equity. You decide to provide $20,000 and would see a return of $3,000. This means that when we sell to a home buyer, at settlement, a $20,000 investment will receive $23,000 back, regardless if the project finishes in 2 months or 12.

HOW TO LEND
You must be willing to commit a minimum of $20,000 and have access to these funds quickly. We opertate quickly and aggressively pursue opportunities. You will need to be able to provide the funds in as little as two weeks in some instances. We cannot afford to delay the start of work to wait on funding. We want to get in and get out as quickly as possible so that you get you money back as soon as possible.
